General Terms and Conditions
- ACCEPTANCE
Booking implies acceptance of the following general conditions.
- RESERVATIONS
Reservations will preferably be made via the website www.quintaderaj.pt or booking platforms, but may also be made through our telephone or email contact. These are only considered confirmed after the payment of the total price of the stay has been received on our bank-account. Otherwise, reservations are considered being cancelled.
- USER
The person making the reservation must be of legal age and is responsible for the veracity of the information provided. All guests making the reservation must be properly identified (babies, children and adults). The data of all foreign guests will be sent to SEF (Foreigners and Borders Service of Portugal). Only guests mentioned in the reservation are allowed in the accommodation. The person responsible for the booking must sign, at check-in, the booking agreement, and will be responsible for the other guests, namely regarding the observance of the accommodation rules.
- PREPAYMENT
The reservation system requires pre-payment of the total amount of the reservation. Payment must be made by the offered payment facilities on the platform. The reservation is subject to the acceptance of payment by the banking entity.
- BOOKING CONFIRMATION
After the validation of the payment, the customer will receive the booking confirmation by e-mail.
- CANCELLATION and/or REFUND POLICY
This Cancellation and/or Refund Policy applies to all reservations made on the Quinta de Raj platform.
- 100% refund for cancellations up to 72h after booking (not applicable for bookings made less than 14 days from check-in);
- 50% refund for cancellations up to 14 days after booking (not applicable for bookings made less than 1 day from check-in);
- If the cancellation is made less than 14 days before check-in, there is no refund.
- In all other cases, our cancellation policy does not provide for any refund.
- AUTOMATIC CANCELLATION / NO-SHOW
If the person responsible for the reservation does not show up on the check-in day between 15h00 and 19h00, does not request any Late Check-in, and remains out of contact, the reservation will be cancelled for no-show. The reservation value will not be returned, and the accommodation will be available for a new reservation.
- CHANGES
We reserve the right to change the accommodation booked for one with similar or better characteristics in case of force majeure. These changes will not have any cost for the customer
- INFORMATION
All information provided by the booking party is stored on a secure server. We guarantee that only the reservations team will have access to this information and will only use it for the processing of the booking in question or to communicate relevant promotions and offers. Please also see our Privacy Policy regarding AVG.
- OCCUPANTS
The person responsible for the reservation undertakes to inform Quinta de Raj lda of the number of individuals making up the booking, not exceeding the maximum capacity of the accommodation in question. There are NO PETS allowed
- CLEANING
The accommodation is provided to the guest properly cleaned, the guest undertakes to deliver the accommodation reasonably clean, namely without food remains and rubbish.
- CHECK-IN/CHECK-OUT
Check-in: 15:00h
Check-out: 11:00h
Upon arrival, guests must be accompanied by their ID, namely citizen card or passport. However, changes to the above schedule may be permitted at the request of guests, provided these changes have no effect on other bookings and/or cleaning work at the accommodation unit.
- PRICING
Prices may vary during the seasons and will be announced on the website www.quintaderaj.pt and via various booking platforms.
Additional information:
- Children (6 years old and younger) can stay in the parents’ room, for which there will be a crib provided. Children (12 years old and younger) stay at the parent’s room, for which a small bed will be provided. This has to be requested before reservation. An extra fee of €50 will be charged per child. Per room there is a maximum of 1 child.
- Acceptance of the reservation may be subject to the number of cribs and/or extra beds available and space available in the accommodation unit.
- It is the customer’s sole responsibility to inform the number of people (adults and children) who will occupy the accommodation unit.
- Should more people appear than those stipulated in the reservation, your entry may be refused without refund.
- SERVICES
The offered services include;
- Breakfast
Breakfast in included in the price and will be served from 8h30 until 10h30. During check-in, we will ask for preferences or allergies so that it can be taken into account the next day. When booked separately, breakfast will be served at €15
- Wellness-area
The wellness-area includes the swimming-pool, lounge-pool, sauna, hot tub and deck-chairs. Also the garden area is open for usage to sit down and relax.
The usage of the garden and wellness-area is entirely at your own discretion and responsibility. There is no supervision available. The area is monitored via a CCTV installation. The images are only stored for a period of 30 days.
- Laundry
During business hours the laundry service is open from 11:00 until 15:00. You must hand to the cleaning worker the dirty laundry to be delivered to the laundry.

The usage of white room towels is prohibited on the outside. For usage at the wellness-area there will be colored towels provided.
- Room cleaning
Room cleaning service will be performed between 10:00 AM and 6:00 PM. Room cleaning will be performed daily which includes cleaning bathroom, vacuuming, bed making and changing towels (if requested). During a stay of more than 3 days cleaning service will be performed on a two-day basis
Extra cleaning on request or when the room is very dirty will be done at an extra charge of €25. In case a guests brings in a pet (Not allowed) there will be an additional cleaning fee of €100 per day.
- GUEST OBLIGATIONS
As Quinta de Raj is an Alojemento Local (AL) we have established rules to respect established standards for guests by helping to comply with these terms. To honor the personal dignity of the staff of Quinta de Ray, guests and/or others are requested to;
- report to a referral employee anomalies or deficiencies that they observe in the functioning of the location so that they can be immediately remedied.
- use the facilities of Quinta de Raj in a proper and careful way, taking responsibility whenever it causes any damage to the accommodation.
- not take any furniture or items from the rooms to the exterior space or vice versa.
- accept that during their stay the premises will be video monitored for our and the guests’ security. All recordings will be removed after 30 days from the system. Only the public spaces will be monitored. Rooms are free from any recording devices.
- to refrain from;
o The use of lighted candles, open fire or any other appliances that may endanger the safety of persons and installations.
o Usage of the wellness-area without authorization and instruction of the staff.
o Using the wood-fired ovens of the sauna and hot tub.
o Making or starting a fire on the premises
o Smoking and/or vaping inside the premises.
o Usage of drugs
o Carry any weapon or sharp instrument that could endanger your health and others.
o Noise production between 22h00 and 8h00.
o Feeding animals on the premises
o Loud usage of mobile and sound amplifying equipment
o Making unauthorized pictures of staff and/or other guests
o Organizing parties on own behalf
- PROPERTY DAMAGE AND LOSS
Guests are obligated to notify the management of Quinta de Raj lda. Immediately an occurrence of any damage caused to the accommodation unit and/or its supporting facilities. If the damage is due to guests’ behavior or actions it will be recovered from the guest (or it’s insurance), as well as damages arising from breach of the duties provided for in these conditions. This also includes attorney’s fees and other legal fees. Damage not notified or mentioned to the management will be considered and deemed to be caused by the guest and will be charged based on replacement value. Quinta de Raj will provide before and after photo’s of the damage occurred.
- LIABILITY
Quinta de Raj lda. is not responsible for the loss of personal property of the guest(s) or damage occurred by wrongful usage of any equipment. For damage and personal loss occurred by responsibility of Quinta de Raj or it’s staff, there is a liability insurance taken out by Quinta de Raj lda under the jurisdiction of Portuguese law.
- COMPLAINTS
Quinta de Raj lda. has a registered complaint-book (“Livro de Reclamacoes”) both in printed version (announced with a small poster in the common kitchen) or digital on the website (www.quintaderaj.pt) in which complaints can be officially registered at the authorities in Portugal.
- RULING
For any dispute regarding these general terms and conditions, we define that all rulings following a dispute are placed under Portuguese law and will be handled in the appropriate court in the region of Vila Real (PT).
